For sale: a cosy and authentic 1-room apartment in a beautifully restored building at the beginning of Tööstuse Street. Storage room and an official parking space in the courtyard included. A new valuation for EUR 144,000.
All windows face the inner courtyard, making the apartment quiet and peaceful. An ideal option both as an investment property for rental purposes and as a small home. Everything needed for comfortable everyday living is nearby, with a true Kalamaja vibe.
The apartment’s interior finish and furnishings were renewed in 2016 and have been carefully planned and selected. The small comfortable sofa, fold-out bed, wardrobe, bookshelf, TV stand, desk and fold-out dining table are easy to move, allowing the space to be adapted as needed. The sliding-door wardrobe in the hallway provides space for outerwear and a suitcase, with a basket system for hats and shoes. The spacious bathroom includes generous shelving. The kitchen furniture incorporates a washing machine, refrigerator, hob and oven.
The apartment includes a storage room of 2 m² and a notarised parking space in the enclosed courtyard. The gate is opened by remote control.
The apartment building, constructed of horizontal logs with a limestone socle level, was fully renovated in 2005/2006 in accordance with heritage conservation requirements. The aim of the renovation was to preserve the building’s historical architectural appearance while restoring it and using as many of the original old construction details as possible. The façades of the building have been left unchanged — the old windows, façade and logs have been renovated and restored. On the courtyard side, part of the cladding has been replaced, and wooden replicas of the original old windows were custom-made for the apartment now being sold as part of the restoration works.
Reed mats finished with clay plaster have been used to insulate the walls. The original wooden floorboards have been restored and were refinished in 2016. The building has mechanical ventilation and an automatic fire alarm system. The plumbing and electrical wiring have been replaced.
The apartment is sold furnished. It has been rented out for a long period and is currently vacant.
The apartment enjoys an ideal location. Everything needed for everyday life is within walking distance: Telliskivi Creative City, Balti Jaam Market, shops, restaurants, schools, kindergartens, public transport connections and Tallinn Old Town.
