The registered immovable consists of two cadastral units: Pärnu mnt 219
(78404:402:0940) and Pärnu mnt 219a (78401:101:4178). As Pärnu mnt
219a is a small, elongated and narrow
additional plot of land that belongs to the property as a whole,
they are sold together.
Currently, the property has an outbuilding (garage/shed) with a visual estimate and
the Land and Spatial Planning Agency's map application, it has a larger enclosed
net area than 100 m2 (according to the Land and Spatial Planning Agency's map application,
the building area is approximately 135 m2). At the same time, according to the ehr, there are two outbuildings on the property:
a farm building with a closed net area of 36.6 m2 and a garage with an area of 20.9 m2. Thus,
the officially registered area of the auxiliary building is significantly smaller than the actual
situation. It is also worth noting that the auxiliary building is built on the neighbouring property
closer than is legally permitted when erecting new buildings
(the minimum distance of a building from the boundary of a neighboring property must be 4 meters).
At the same time, it is known that the auxiliary building was built in accordance with the legal requirements in force at the time,
before the current alley requirements, and therefore it is considered to be a legally
existing building within the legal limits, and in this case, the alley crossing
is not legally incorrect.
Considering the above, we have taken into account the auxiliary building (garage/shed)
only to the extent permitted by law, i.e. the closed net area specified in the building register
(the total enclosed net area of the farm building and garage is 57.5 m2).
If possible, we recommend legalising the auxiliary building in its entirety.

According to the Building Register, the enclosed net area of the detached house is 186.8 m2, but according to the 1982 plan submitted by the seller, it is 172.2 m2
First floor – entrance hall, living room, hallway, 2 walk-through rooms/hallways, 2

Second floor – staircase hall, living room with open kitchen, including a shower corner in the kitchen,

as good. The detached house has been renovated over the years, the roof was
was replaced about 25 years ago, the facade was refreshed and
window frames were installed about 2-3 years ago.
