A Hidden Gem in Kristiine – Vindi Street Area

Location and Surroundings
If you aren’t very familiar with Kristiine, the area between Sõpruse and Kotka is arguably one of its best parts. It is exceptionally peaceful— as you turn off Nõmme Road into the courtyards, the apartment buildings give way to a charming residential area of private houses. The neighbourhood is safe and pleasant; for instance, you’ll always feel secure and at ease while walking your dog.

Schools and Kindergartens
The logistics are ideal for families. Two kindergartens, Vindi and Linnupesa, are right in the neighbourhood. Kristiine Gymnasium is just a 5-minute walk away, while Tallinn Humanitarian Gymnasium is a 15-minute stroll. For sports enthusiasts, the A. Le Coq Arena is within walking distance, and there is also a large, dedicated dog park nearby for your furry friends.

Shopping and Leisure
Everything you need is incredibly convenient. Both Maxima and Selver supermarkets are located right in the courtyard, making a grocery run a matter of just a few minutes. The Building and Homeowners Association (KÜ)
The building has 60 apartments, which means many neighbours know each other by sight. The Homeowners Association is very active, and matters are discussed with great interest at meetings. The building is managed with the help of the Korto management firm. Having served on the board of the association myself, I can provide very detailed information regarding the building's condition.

The house is generally in good shape: the stairwells, courtyard, and basements are kept clean. The roof is in good order, and we have just replaced the sewage pipes. Future plans include facade renovation works.

The apartment is very warm and has a "through-the-house" layout, with windows facing both sides of the building. Renovations have been carried out step-by-step; therefore, the condition of the rooms varies.

Living room and bathroom (9/10): Fully renovated approx. 2 years ago, featuring new furniture.

Bedrooms (7/10): Refreshed approx. 6–7 years ago, but some wear and tear is visible.

Kitchen and hallway (5/10): In need of an update. In the hallway, a cat has scratched the wallpaper—this is the most noticeable cosmetic flaw. The hallway floor is still in decent shape. The kitchen requires a renovation—the wallpaper and flooring are worn, and the kitchen furniture is old and "tired." However, all appliances are in proper working order, and it is possible to move in and live there immediately if needed.

Furniture and Extras
Most of the furniture can remain in the apartment if desired. Both bedrooms feature spacious built-in wardrobes. The apartment also includes a private storage unit in the basement.

Parking
Parking is never an issue here. Spaces are available on Vindi Street, in the parking area under the building, and in the large parking lot behind the house.
