Overview:
APARTMENT
Located on the third floor of an Art Deco stone building, this 60.4 m2 3-room apartment was fully renovated in 2015, along with the rest of the building, and furnished to a high standard.

Emphasizing practicality, the hallway (10m2) provides direct access to the kitchen (12.7m2), which in turn leads to the apartment's unique rooftop garden terrace (55m2). The rooftop garden was designed by an Estonian designer - from custom-sized plant boxes to stone dining and coffee tables. The rooftop garden features weather-resistant furniture, seating and sofa. Electrical connections ensure the possibility of enjoying films/music or a home office in outdoor conditions during the warmer spring, summer, and autumn periods.

In line with functionalism, the hallway features custom-made furniture integrated with a home office, and a versatile dimmable integrated lighting solution allows for the creation of different atmospheres. The entire apartment is covered with natural oak semi-matte oil-waxed slatted parquet flooring.

The floor-heated bathroom (4m2) was fully renovated in spring 2024 and furnished with high-quality custom-made furniture and Spanish and Italian sanitary ware. A separate toilet (1.4m2), the living room (18.3m2) has TV readiness, a designer sofa and coffee table, and large, spacious corner windows. The bedroom (14m2) has a walk-in wardrobe, built-in closets, under-bed drawers, and large, spacious morning sun-facing windows running almost the entire length of the wall.

Both the living room and bedroom have floor-to-ceiling blackout and sheer tulle curtains, ensuring complete darkness and quality sleep or desired light transmission. The kitchen and hallway windows have up-and-down blackout pleated blinds. The apartment windows are double-glazed and face the morning sun. The morning sun falls on the side street part of the rooftop garden terrace, and from afternoon to evening, the larger, courtyard-facing part of the terrace is covered with sunlight.

BUILDING

Designed in 1933 and completed in 1936, the four-story residential building on Raua street is one of the purest examples of Estonian historical functional architecture. The building with an Art Deco facade was designed by top architect Anton Lembit Soans. The building was fully renovated in 2015 – new roof, intermediate ceilings, floors, renovated facade, and all technical systems modernized. The building's thick stone walls ensure pleasant room warmth in winter and keep the apartment's living spaces cooler in midsummer. After renovation, the building is under heritage protection and is one of the cultural monuments of Estonia. Of particular note is the building's rooftop terrace (46m2) with excellent views, available for residents' shared use, where you are likely to meet friendly neighbors on New Year's Eve.

The building has a professional apartment association (KÜ). The building's technical side and general cleaning are fast and high-quality. The KÜ completed a major reserve fund accumulation in 2024, which means slightly lower utility bills for the tenant in the future. The apartment building has only 9 apartments and a representative flower shop Kolm Lille, the neighbors, mainly working in medicine and education, are quiet and polite.

PARKING AND STORAGE

The tenant has access to a 2.4m2 storage room in the building's basement with shelves and ceiling lighting. Residents do not mind if, for example, a bicycle or scooter is neatly placed against the wall in the basement for everyday use, so that vehicles do not necessarily have to be taken from the storage room every time they are used.

When registered in the population register, you can purchase a resident's parking permit with tax benefits for the T6 zone (Pronksi Street, Gonsiori Street, Roheline aas, L. Koidula Street, J. Poska Street, Narva Road) annually for one year (120 euros). Without registration, parking can be solved by adding the tenant as a user of the apartment owner's car. A motorcycle or moped can be stored in the courtyard behind the building.

UTILITY COSTS

In winter, utility costs range between 200-275 euros and in summer between 100-150 euros. Costs include cold and hot water consumption, district heating, maintenance and management services, and the apartment association's reserve fund. Electricity meters are remotely readable, water readings must be submitted monthly to the owner or management.

AREA

Kadriorg is one of Tallinn's most valued and beautiful areas, offering residents advantages in a sporting and cultural context. Kadriorg Park is Tallinn's largest and most famous park, where you can enjoy nature, walk, exercise, and have picnics. The seasonally impeccably maintained Japanese garden, Reidi tee promenade, and Lauluväljak proximity add to its uniqueness. The network of light traffic roads ensures good access to Pirita and the city center, as well as Ülemiste. The airport and port are nearby.

In addition to numerous cafes (Katharinenthal, Gourmet Coffee, NOP) and restaurants (Salt, Radio, Mantel & Korsten), Kadriorg has children's playgrounds, Kadriorg Stadium, tennis courts, KUMU, Mikkelimäe Museum, and the Office of the President of the Republic of Estonia. The Kadriorg Park orangery has also recently opened. Both in Kadriorg and on the city center side, there are several kindergartens in the immediate vicinity of Raua Street.

Raua Street is relatively quiet (55db) and peaceful for Kadriorg (mainly one-way traffic), ensuring a quiet and safe living environment. Raua Street is free of large crowds, ensuring greater privacy for residents while maintaining easy access to the city center by car, public transport, or, even better, on foot. Living in Raua põik is an excellent choice for those who appreciate a peaceful and private living environment, the city's most beautiful nature and parks, an active lifestyle, culture, and history.
