The apartment located in the Sikupilli area has a total usable area of 120 m².
It is situated in a 30-apartment stone building, has a through-layout (windows
on both sides), and a separate entrance from the courtyard.
The building was reportedly constructed in 1980; the building registry lists the
estimated year of construction as 1987. The roof was replaced in 2022, the facade
was plastered in 2007, domestic water risers have been replaced, while the sewage
system is original.
The apartment underwent a thorough renovation in 1997 and was considered very
luxurious at the time.
The layout was modified, and the loggia was incorporated into the apartment.
Today, the apartment requires renovation.
The official (de jure) area of the apartment is 61.8 m².
In practice (de facto), 65.6 m² is in use due to an extension created from a loggia
that is part of the common ownership.
It is planned to register the alterations made to the apartment layout in the building
registry by the time of the sale.
Additionally, as a result of a reconstruction of the building corridor, the apartment
has use of: one room without heating and a hall with electric underfloor heating
and a wardrobe, totaling 21 m².
A door between the apartment and the hall would help retain heat in winter; currently,
if the hall’s underfloor heating is not used, the apartment temperature is about 18–19C.
The staircase and entrance area (4.9 m²) are also part of common ownership.
Together with the apartment, this totals 90 m².
There is also a basement of 30 m², accessible only through the apartment’s external
entrance. According to the existing plans, the total area is 120 m².
In 1997, there was a plan to privatize 111 m².
The apartment ownerships in the building were registered in 2001, but the plan to
formalize the larger 4-room apartment has not been realized de jure to this day.
The reason is the lack of agreement among all co-owners.
The housing association calculates costs based on 111 m².
The apartment’s expenses were about €187 in summer 2025 and up to €365 in winter.
During the cold winter of 2026: January €478, February €435, March €320.
Electricity costs have been €12–37 per month.
Parking is located directly in front of the apartment entrance.
As the parking space is on another property, parking is in a barrier-secured
area and costs €60 per year.
