House by renowned architect Voldemar Herkel in the green area of Pirita-Kose
A home that rarely appears on the real estate market has come up for sale in the green and peaceful Pirita-Kose area – a private house completed in 1979 and designed by Voldemar Herkel, one of the key figures of Estonian modernist architecture. Properties with such architectural heritage rarely become available.
The house offers a distinctive spatial layout and authentic atmosphere that is rarely found in contemporary standard projects.
HOUSE
The architecture clearly reflects the spatial thinking typical of its era – generous stair halls, a layout spread across several levels and a clear functional division create a home that still feels spacious and unique today.
The house was designed as a two-storey building. According to the original concept, the ground floor functioned as an entertainment level, including a sauna, washing area, swimming pool and a spacious party room with a separate exit to the garden – a solution perfectly suited for hosting guests and family gatherings.
Today, the ground floor is also used as living space and the layout has been slightly modified. The flexible plan allows the house to be used comfortably as a two-generation home. The property also includes a spacious basement and a garage. The main living floor is accessed via a wide staircase that opens into a large stair hall, forming the central spatial axis of the house. From the stair hall:
the kitchen is located to the right the living room to the left and a bathroom straight ahead. Bedrooms are located half a level higher, creating privacy and an interesting flow between the different levels. Original herringbone oak parquet flooring has been preserved in the living room, stair hall and one of the bedrooms, giving the interior a warm and elegant character.
TECHNICAL INFORMATION
The house underwent significant renovation works in 2014–2015. The building, constructed from silicate brick with reinforced concrete floors, received:
additional façade insulation and new exterior finishing,
new triple-glazed windows, new exterior doors, updated electrical system, renewed interior finishing.
Today the interior finishing shows some signs of use and would benefit from refreshing and updates.
The foundation was insulated and a drainage system installed.
The second-floor bathroom is currently in a renovation stage – the old finishing has been removed and the room awaits the new owner's vision. The ground-floor bathroom has already been completed.
Heating system: solid fuel boiler with radiators, water-based underfloor heating in the bathroom and one bedroom. Hot water from an electric boiler
Additional heating: Tulikivi fireplace stove on the second floor and metal fireplace on the first floor.
Other utilities: central water and sewage, ventilation via fresh-air valves, electric capacity: 25 A
The house has three separate entrances.
THE PROPERTY
The 858 m² plot is located on Lõosilma tee, while the house itself is set back from the main street on a small side lane, ensuring additional privacy.
The landscaped yard includes: a woodshed and a grill pavilion for enjoying summer evenings.
Historically, the house had a heated greenhouse attached to it, which has since been removed. The area offers the possibility to build a new greenhouse or terrace according to the new owner’s wishes.
