The building is divided into two buildings: office space (4-storey building with usable basement), classrooms and dormitory space (5-storey building with technical basement). The building has 4 entrances, the main entrance is between the two buildings.

The building has 2-layer PVC windows, the facades have been reconstructed according to the 2010 design brief (insulation EPS60 with a thickness of 100mm, facade clinker tiles RAKETERM, plaster).
Office premises are mostly in good condition, except for the first floor, where repairs are necessary due to a water damage. Classrooms need to be repaired. There is mold in one room on the 5th floor. The dormitory rooms are mostly in satisfactory condition, the finish needs to be updated. There is moisture damage to the ceiling of the dormitory staircase and the basement floor.
The building is not habitable in its current state, the heating system, water and sewage were conserved in 2017.

TERMS OF SALE
- Altro Capital OÜ is selling a property located at Turu tn 5, Narva, Ida-Viru County, by auction in the osta.ee environment with a starting price of 99,000 euros.
More detailed information about the property is provided in Appendix 1 to the terms of this auction.
- The bid must be submitted by the deadline specified in the Osta.ee environment.
- The amount of the auction deposit is 5,000 (five thousand) euros. The deposited deposit will be taken into account when paying the sales price upon settlement. The deposit will be returned in full to bidders whose bid was not the highest.
- The notarial sales contract and the real property contract shall be concluded with the winner of the auction at a notary selected by Altro Capital OÜ within 14 (fourteen) days from the confirmation of the auction results. All costs related to the conclusion of the notarial sales contract shall be paid by the buyer. The entire purchase price must be paid to the notary's deposit account by the day of the conclusion of the notarial sales contract. If the buyer uses the services of a credit institution to pay the purchase price, the buyer must submit to Altro Capital OÜ no later than the time of the conclusion of the notarial sales contract: - confirmation of the conclusion of the relevant agreement between the buyer and the credit institution, on the basis of which Altro Capital OÜ can be sure that the buyer will fulfill the obligation to pay the purchase price in full and
- confirmation that the buyer has given the credit institution a payment order for the purchase price (or the amount not covered by the buyer's own financing), on the basis of which the credit institution will make the relevant transfer to Altro Capital OÜ within 3 (three) banking days from the day of the conclusion of the notarial sales contract.
- If the highest bidder has not concluded a sales and property rights agreement for the property within 14 (fourteen) days of the confirmation of the auction results or withdraws the purchase offer, the management board of Altro Capital OÜ has the right to declare the auction unsuccessful.
