A fully renovated and distinctive three-storey building with origins dating back to the 18th century is for sale. The property forms part of the former estate complex of Christoph Heinrich Mohr, a Pärnu alderman and merchant, and is one of the few surviving historic houses in the heart of Pärnu’s Old Town. Originally built in 1780, reconstructed in the 1980s, and thoroughly renovated to a high standard in 2016–2017. In 2022, a new stone roof was installed, the electrical panels were updated with modern circuit breakers, and the basement was renovated.

Building and Layout
The building consists of three separate apartment ownerships, one on each floor, which can also be sold individually. Additionally, the basement level includes a 35 m² storage area and a technical room.
The first floor features a three-room apartment with a walk-in wardrobe, kitchenette, bathroom, and shower.
The second floor offers another three-room apartment with an identical layout.
The third floor houses a bright attic apartment with two rooms, a walk-in wardrobe, a kitchenette, and a bathroom.
All apartments are fully furnished – including kitchen furniture, appliances, tableware, room furnishings, wardrobes, bathroom furniture, and even bedding.

Architecture and Finishes
The renovation focused on preserving the historical atmosphere of the building. Original parquet floors, interior doors, windows, and built-in cupboards have been restored. Ornamentation from the 18th century, recreated based on archival materials, decorates both the walls and custom-made floor coverings. Windows and doors are made of solid wood, and the façade, plinth, half-timbering, and shutters have been restored and painted according to the city’s prescribed colour scheme. At the same time, the building is equipped with all modern comforts – new heating, water and sewerage systems, and updated electrical and telecommunications systems. The building features secure locking systems, digital TV, and WiFi. District heating is used for heating.

History
The house was built in 1780 as the residence of Christoph Heinrich Mohr. Mohr was a Pärnu alderman, an active public figure, and a prominent member of local society. Later, the house was home to Hans Christian Erler, an alderman of the Great Guild, and to Carl Nicolai Frey, the honorary consul of Sweden, Norway, and Denmark. In the previous century, the building was known as the “lawyers’ house,” as it hosted several legal offices.

Location and Surroundings
The property is situated in the heart of Pärnu’s Old Town on Rüütli Street, directly opposite a park. The windows offer views of Lastepark – a rich, historically significant green area. Cafés, restaurants, and boutiques are all nearby, and the Endla Theatre is just a few minutes’ walk away. Several other notable historic buildings are located in the immediate vicinity, including the former bank building and the current courthouse.

Courtyard and Parking
The building’s romantic inner courtyard provides privacy and a historic ambiance. The property includes two parking spaces, with secure access through a gated barrier.

Investment and Opportunities
The building is fully prepared for rental use – all apartments are furnished and ready for immediate occupancy. If desired, the entire building or individual units can be rented out, with rental terms subject to agreement.
This is a rare opportunity to acquire a historic yet modernised property in the very heart of Pärnu’s Old Town – a house that combines unique architectural heritage with practical investment potential.
