Situated in Rakvere municipality and a significant destination for tourism and recreation in Lääne-Viru County, historic Kohala Manor has come up for sale.

Its halls and park are perfect for events of all sizes, from small group meetings to picnics involving hundreds of people. The manor is home to a hotel whose 13 rooms, with additional beds, can sleep up to 40 guests. Catering is available if ordered in advance, and there is a sauna complex in one of the outbuildings. In the manor house itself you will find a bar and billiard room for the use of guests. T

There are two full apartments in one wing of the manor house, which is ideal for use as a separate living space.

PROPERTIES
The manor complex comprises three separate properties:
Mansion house (cad. reg. no. 7702:001:0094 | 3132 m²)
Manor (cad. reg. no. 77002:001:0120 | 143,207 m²)
Park (cad. reg. no. 77002:001:0124 | 38,915 m²)

BUILDING
The manor building is an H-shaped Classicist structure with two symmetrical wings linked by the main part of the house. As was the fashion at the time of its construction, the main entrance is located not in the centre of the building, but in this case in its right-hand wing. The entrance you do find in the centre of the building, opening onto a terrace, is a secondary one which led to the lord of the manor’s personal study. The right-hand wing of the manor is home to a winter garden with Classicist decor but which is nevertheless very modestly adorned. There is a legend among the locals that the original lord of the manor was something of an amateur botanist who grew roses in the winter garden. (Given the wealth of rare plants in the surrounding park, there is likely some truth to this legend.) The winter garden is the only part of the manor house to have been built from brick.

Adding to the external appearance of the otherwise timber structure are the second-floor balconies on both wings of the building, whose stone stelae in the Old-Russian style utilise a highly complex braiding technique. Other idiosyncratic details adorning the facade include the window frames, again a feature of Old-Russian design, which are rarely seen in Estonian manor architecture.

RESTORATION
The appearance of the historic structure has been preserved and restored in line with the existing facades. The first floor is now home to a reception area (with adjoining office), with the dining room and kitchen to the left of the vestibule. Other rooms designed to serve the kitchen are across the corridor from it. The former Rose Lounge has been refurbished, as has the ball room and winter garden. The guest rooms are situated on the impressively redesigned basement level and on the second floor. The right-hand wing on the second floor features two luxury guest suites, while the left-hand wing is home to two apartments. There are bathrooms throughout the building.

As many of the original interior design elements as possible (based on the original construction plans) were taken into consideration during renovations.

CONSTRUCTION DETAILS
The building has limestone foundations and a full-sized basement.

It is a two-storey wooden structure whose external walls are clad in timber. To ensure fire safety, the interior surfaces are partly finished with gypsum board and partly with plaster.

The load-bearing partition walls are either fully timber or trussed walls. Those that are not load-bearing are either fully timber, semi-brick or timber-frame walls finished with gypsum board and insulated with mineral wool.

The suspended ceilings sit within a timber structure, are fitted with sound insulation panels and are plastered from below.

The building is gable-roofed with a timber roof structure. The ceiling immediately beneath the roof is insulated with stone wool between the rafters. There is unheated attic space at the centre of the building. The covering material is rolled steel sheet metal. On the inside, the ceiling beneath the roof is partly finished with gypsum board and partly plastered.

The windows are double-glazed timber casement windows.

The precious-wood timber-slab doors have been renovated and missing doors have been replaced with new ones in the same style.

LAYOUT
No. of rooms: 22 (incl. 2 suites and 2 apartments)
Max. no. of guests: 48

The gross area of the building is 5454 m², including 1263 m² in the basement.

SITE PLAN
The manor house sits along the central axis of an English-style park. It faces onto a rondelle lawn with a circular drive. Water is a key feature of Kohala Park: it is home to two ponds, and the Kunda River runs through the property.
Outbuildings, a sauna complex, areas for ball games and stables form part of the manor in addition to the mansion house.

The complex is looking for an enterprising new owner with a great love of nature, history and horses.
