The house section at Muuli tee 39a is a Swedish factory-built modular house, constructed on a timber frame and resting on a slab foundation. It is a well-considered, factory-produced solution that has stood the test of time and offers the new owner a solid basis for further developing the home.

The exterior finish of the building is classic wooden cladding, and the roof is covered with durable Eststein stone roof tiles. The stone roof adds a timeless and slightly romantic character to the house and fits beautifully into Miiduranna’s green seaside environment.

The house is surrounded by a mature, green garden with established high landscaping. The plot features birches, a black pine, a chestnut tree, as well as various conifers, thuja trees and ornamental shrubs. The landscaping is mature, diverse and designed to be relatively low-maintenance — offering greenery, shade, privacy and a natural atmosphere from day one. This is a clear advantage compared to many new developments, where landscaping is still young and privacy is limited.

The heating solution has been a NIBE system from the beginning. The previous NIBE unit was replaced with a new one 6 years ago. The house has comfortable water-based underfloor heating, ensuring an even and pleasant indoor climate.

Electricity, water supply and sewerage are connected to functioning utility networks. The utility lines of the Miiduranna residential quarter have now been transferred to the municipality, meaning there are no separate association-based utility line costs. Electricity consumption is calculated according to meter readings, and water consumption is calculated based on actual use.

Regarding internet connection, a cable has been brought into the house, but as a practical and fast solution, 5G internet has been used, for example through the Telia network. There is also a metal marker on the plot indicating the possibility of connecting to gas.

According to the project documentation, the windows and doors were ordered from Parmek. The overall solution of the building is simple, practical and has stood the test of time well — the technical systems are functional, and the house offers the new owner a good opportunity to shape the home further according to their own wishes.

The layout of the house section is practical and convenient — all current living space is located on one level. The first floor includes an open-plan kitchen and living room, a bedroom, hallway, bathroom/WC and a wardrobe or utility/storage room. The rooms are logically arranged and are well suited for one person, a couple or a smaller family.

The living room and kitchen form the central part of the home, with space for both a relaxation area and a dining corner. The bedroom is separate and private, while the wardrobe/utility room adds practical storage space to everyday life.

An important added value is the possibility to develop the attic floor, i.e. the second floor. According to the earlier project documentation, the attic floor is intended as a space that can be developed in the future. Approximately 35 m² of additional living space could be added, while due to the sloping roof, the actual floor area is larger. At the same time, it should be taken into account that part of the first-floor area or layout would in the future be used for the staircase leading to the second floor.

This gives the new owner a good opportunity to design the second floor according to their own needs — for example, to create an additional bedroom, children’s room, home office, guest room or relaxation area. The home can therefore be used immediately with its comfortable existing first-floor layout, while the living space can be expanded in the future if needed.

The running costs of the house section have so far been reasonable and have mainly depended on the season, consumption and the number of residents. With one person living in the house, costs have been approximately €50–70 per month during the summer period and around €130–150 per month during the winter period, depending on the specific winter temperatures and consumption.

It should be taken into account that costs may change if there are more residents or if the second floor is developed in the future.
