You step out your door. The neighbor's cat sunbathes on its porch, children play in the yard. Five minutes - and you're in the forest by the lake, alone.
WHY I LIVED HERE FOR 7 YEARS
When I bought this in 2019, I thought it would be mine forever. Seven years later, I know why.
This is a place where you can reach the forest and lake in five minutes - technically a restricted area, but locals have always gone there and still do. I've been there countless times. Mornings, evenings, alone, with friends. That forest is the reason I didn't want to leave.
And then you come back home, where there's peace. A small community of five buildings, where people know each other. Children play in the yard. No one's rushing.
WHAT YOU SHOULD KNOW
This is a 1940s building - old, with character, with its quirks. First floor. The bathroom layout is unusual - the corridor leads directly to the washing area. Local bus service is weak - here you live with a car, taxi, or walk.
The highway is 50-100 meters away, but inside it's peaceful. Planes land nearby - you hear them occasionally. I'm a sound-sensitive person and it didn't bother me, but fair to mention.
If you're looking for new, shiny, and standard - this isn't the place. But if you're looking for a home with history and soul, read on.
THE APARTMENT
Pindi Real Estate expert valuation: €161,000
55 m² | First floor | Private entrance
Small stairs and door straight into the apartment. Second exit through the stairwell. Wooden floors throughout (soft wood - needs care). Living room floor freshly sanded and stained (a month ago). Walls renovated. Two windows in each room.
The apartment is warm - I often kept the bedroom window open in winter to get cooler air. Once there was a problem with the gas boiler, then it was 18 degrees inside, but generally 22-24.
Gas stove in the kitchen with bottle (not central gas) - one bottle lasts 3-4 months, costs €40.
Home cinema ready: speakers installed, cables run, projector spot ready. With €300-500 investment (receiver + projector) you get a 3-meter screen on the wall.
Furniture (optional):
- Refrigerator
- Washing machine
- Home cinema speakers
- 4-meter custom wardrobe
- Bed (wood)
- Sofa
- Living room table
- Unique wooden chest
- TV stand (wood)
Everything stays in the price, but if you prefer an empty apartment - let's talk.
Faucets need adjustment or replacement - in the kitchen and bathroom there's more hot than cold, in the shower the opposite.
THE BUILDING
1940s construction. Five buildings, small community.
The housing association is very active, friendly and helpful:
Roof renovated (loan until 2033, €100/month in utilities)
Heating system updated 10 years ago (central gas heating)
Gas water heater (hot water and heating)
LOCATION
Järvevana Road - next to Ülemiste water treatment plant. A five-building community that feels like a small village in the middle of the city.
Nearby:
- Forest and Lake Ülemiste: 5 min walk
- Tallinn Bus Station: 10 min walk
- Ülemiste Center / City: 12-15 min walk
- Airport: 30 min walk
- City center (Freedom Square): 30-40 min walk
Local bus service is weak. Here you live with a car or use taxi/Bolt. Bolt Drive cars are always available here - Järvevana Road 3 and 7 are offices.
PARKING AND STORAGE
Plenty of parking space - we had two cars, never had a problem.
Storage room available (older condition, as in old buildings).
UTILITY COSTS
€180 in summer
€280 in winter
Both include €100 renovation fund loan payment for the roof, until 2033.

I didn't want to sell this. But if I must - then to the right person.
Maybe that's you. Call or write to arrange a viewing.
