A RARE OPPORTUNITY HAS COME UP FOR SALE - ONE OF ESTONIA'S BEST-KNOWN RIDING CENTERS!
The properties for sale consist of three plots: Ratsa (10,058.0 m2), Niitra (3.7 ha) and Tuhkru (21.14 ha), of which the 3,200 m2 main building is located on the Niitra plot. The main building consists of three horse stables, social rooms and a warm manege. In addition, the stables also include auxiliary and additional buildings such as hay, technical and fodder warehouses and the old workers' residence.
BESIDE THE CAPITAL
Niitvälja Stables are located only 30 km from the center of Tallinn, and next to the stables there is a train stop with a direct connection to the capital. Opposite the property is the Niitvälja Golf Center, which is also one of the oldest and best-known sports centers in Estonia. The distance from the beach is only 5 km.
HISTORY FROM THE 19TH CENTURY
Niitvälja Stable is one of the best-known equestrian centers in Estonia, where horses have been handled for centuries since the construction of Niitvälja Manor in the 1860s-70s. The current equestrian center and outbuildings were built in 1976.
Today, Niitvälja stables are one of the most popular training and competition centers for horse athletes. In addition to the arena, the property also has 2 large sand arenas, a grass arena and Estonia's largest cross-country track.
MODERN SPORTS CENTER
The equestrian center has been significantly modernized. The electrical system and wiring of the stables were replaced in 2022, and 114kW solar panels have also been installed on the roof of the second stable. In 2019, the second stable underwent a complete renovation - new stalls, washing area, saddle rooms, etc. In 2020, the arena was renovated and at the same time its surface was renewed. In addition, other common rooms have also been renovated in the last two years.
Since the equestrian center has plenty of its own land, it gives the opportunity to further develop the activity and even expand it if desired. Niitvälja Stables are now looking for a new enthusiastic owner who would further develop the properties.
