APARTMENT/PREMISES
There are three separate entrances to the premises: two exclusively for these rooms and a third from the common corridor. The rooms and the kitchen are bright, and the apartment has central heating, which provides a consistent temperature throughout the year. All the radiators are new. In total, there are eight rooms: six bedrooms, a kitchen-living room, a storage room, and a small room intended as a laundry. The larger corridor is well-suited for accommodation, allowing for snack machines, shelves, and a computer desk.
The apartment has three bathrooms (one with a WC) and two separate WCs (two bathrooms are under renovation). All light sources and lamps use LED technology, making energy consumption economical. A 65-inch Samsung Frame TV and Soundbar (valued at €1,400) are installed on the wall.
The apartment/commercial premises are well-suited for a large family or investor, as demand for rental apartments and accommodation is rising in the region, and prices are increasing over time. The rooms have been renovated with the plan of opening a hostel or guesthouse. A smart lock has been installed on one of the rooms for testing. Five out of six rooms are furnished with beds (including bed linen sets, pillows, and duvets). It is possible to create up to 15 sleeping places (currently 11). The kitchen-living room is partially furnished, and instead of a smaller sofa, two dining tables with eight chairs can be added. Necessary shelves and equipment can be added to the kitchen wall. Two washing machines and a dryer can be installed in the laundry room. Shelves and a refrigerator are also available.
For accommodation purposes, there is a separate main entrance and two emergency exits. The number of bathrooms and WCs is adequate compared to the number of sleeping places. One room has five places and a separate bathroom-WC. Four rooms are double rooms, and one is a single room (one of the double rooms can be made into a triple room). All rooms have new roller blinds.
All furniture is included with the apartment. The apartment has stable and fast wired internet (500 Mbps download / 50 Mbps upload). It is officially two apartments built together according to a project, with separate entrances added.
BUILDING
The five-story building, built in 1984, has a total of 100 apartments. The staircase is spacious, tidy, and locked (with an intercom). The corridor can be accessed from both sides of the building. The building has a well-functioning housing association, and the building is on a large property, with enough space on the edges to park family or guest cars if necessary. The building has central heating, central cold and hot water, and sewerage. New exterior stairs have been installed at the entrances to all staircases.
INSTALLMENTS, RESERVATION, AND NOTARY
The owner is willing to offer installment payments based on a notarized agreement. The down payment starts at €19,900, and the monthly payment starts at €300/month. SURROUNDINGS
The building is located in an excellent location because everything necessary for life is nearby. In Kiviõli, there is a kindergarten, primary school, high school, library, three pharmacies, sports fields, various dining places, a construction supply store, a stadium, ball courts, an outdoor gym, and various shops (Grossi Toidupood, Maxima, Coop, Rimi, Fixus, Loomakliinik, City Alko, a butcher shop, a farm products store, etc.). The Unemployment Insurance Fund also has a representative office in the town. In addition, you will find beauty salons, flower shops, pawnshops, clothing stores, a post office, and much more. A new Police and Border Guard Board service building and a vehicle inspection point were opened in the town last year. An emergency point is available on-site. The town has many parks and beautiful places to spend time, walk, or just sit.
In Tuhamäed, there is the Kiviõli Adventure Center, which includes a ski center and a winter park (www.seikluspark.ee). The town has several accommodation establishments, and public transport connections are good. You can conveniently travel by train towards Tallinn and Narva. Kiviõli is a town in Ida-Viru County, in Lüganuse Parish. It was established in 1922 and gained town rights in 1946. From 1957 to 1991, Kiviõli was part of the city of Kohtla-Järve. The town of Kiviõli is named after the pre-World War II joint-stock company Eesti Kiviõli. Kiviõli has an area of 11.75 km² and a population of 4,618, while Lüganuse Parish has 8,080 people (as of 01.03.2024). The parish has four schools, one hobby school, and three kindergartens.
